Glossary
Navigating the seniors housing maze can be difficult at first. These simple definitions will help you with the terminology you will run into along the way. If you have questions about these terms, have additional senior housing terms you would like to suggest we add, or need additional help, please contact a Pathway community near you.

Tax Credits
Tax Credits were formed under the Tax Reform Act of 1986 (known as TRA86) and provides incentives for the utilization of private equity or investment in the development of affordable housing for low-income Americans. The credits are also commonly called Section 42 credits in reference to the applicable section of the Internal Revenue Code for which the regulations were originated. Tax Credits provide a dollar-for-dollar reduction in a taxpayer’s federal income tax. Many of Pathway’s communities contain tax credit apartments in whole or in part, which provides our residents with affordable housing options. In exchange, Pathway and its investors receives a tax credit from the IRS, dollar-for-dollar.
All of Pathway’s Supportive Living communities were financed using tax credits.
TemporoMandibular Joint (TMJ)
Joint where lower jaw bone connects to skull (in front of ears).
Tenant Assistance Payment
The monthly amount HUD pays toward the tenant’s rent and utility costs, includes the Rent Supplement, RAP and Section 8 regular monthly payments.
Tenant-Based Rental Assistance
Payments made to qualified low- and very-low income persons which is not tied to a facility, but is portable (stays with the qualified person) in the form of a Section 8 certificate or voucher.
Total Hip Replacement (THR)
Surgical procedure involving replacement of a hip with an artificial hip.
Total Knee Replacement (TKR)
Surgical procedure to replace the knee joint.
Total Tenant Payment (TTP)
The term often used in contract and rent adjustment language referring to the amount which a resident pays based on 30% of annual adjusted income. In cases where utilities are not covered in project expenses, and tenant has extremely low adjusted income, the TTP may be a negative amount. A negative TTP results in the project paying a certain amount to the resident for the specific purpose of helping to pay utilities.
Transient Ischemic Attack (TIA)
Impaired circulation to part of the brain; symptoms usually not permanent; sometimes called “mini-stroke”.
TransUrethral Resection of the Prostate (TURP)
Prostate surgery.
Tuberculosis (TB)
Pulmonary tuberculosis (TB) is a contagious bacterial infection that mainly involves the lungs, but may spread to other organs. The primary stage of the disease usually doesn’t have symptoms. When symptoms do occur, they may include:
- Cough (sometimes producing phlegm)
- Coughing up blood
- Excessive sweating, especially at night
- Fatigue
- Fever
- Unintentional weight loss
- Breathing difficulty
- Chest pain
- Wheezing
